A Green Transformation
The site is ideally situated within a beautiful network of over 10 hectares of open space, all within a 200 metre radius. Its direct connection to Hawthorne Canal seamlessly links to the GreenWay — a vibrant, green corridor stretching north-south and connecting multiple parks and natural areas. The green transformation will enhance access to walking trails, a comprehensive network of cycle paths, sports courts, playgrounds, and tranquil open spaces. The vision aims to build on this green network, creating an inviting, sustainable community that integrates with, and enhances, the surrounding natural environment. This commitment to green, welcoming spaces aligns with the Inner West Council’s vision of expanding and enhancing public open spaces
Community Connections & Walkability
We have taken care to think about how our neighbours would like to move through the site to access other local features such as the light rail, or the Greenway. As part of this, we are dedicating 1,500 sqm on the western edge of the site adjacent to the light rail to replicate the Greenway (on easter side of light rail). This portion of land will be gifted to Inner West Council, making a vital contribution to the amount of connected green space in the local area. This also paves the way for a potential future link through Lambert Park, which would create a direct connection to Marion Street light rail.

Building Heights & Form
The planning proposal has been is envisioned to minimize its impact on the surrounding area and respect the character of the neighborhood. While the rezoning will provide permission for a 30-metre height limit (8 storeys) across the site, it is intended that buildings positioned closest to neighbours to the east will be scaled down to between 4-6 storeys. This careful approach would be further enhanced by generous landscaping and building setbacks, softening visual impacts and privacy for surrounding and adjacent residents. Taller buildings would be located against the railway corridor, largely shielded from residential streets by the natural elevation and existing tree cover. The Haberfield Heritage Conservation Area would be separated and screened by greenery, the railway embankment, and the new public park. Established trees along Lords Road will be retained and new trees will be planted along Davies Lane to help preserve the area's distinctive character.
Landscaped Setting
With a focus on improving amenity and being pedestrian-friendly, the number of trees on the site will be significantly increased. Currently less than 10 % of the site has a green canopy, this will increase to a minimum of 22%, providing residents and pedestrians with shade, and the site with a green environment.

Renowned for their commitment to excellence, SJB Architects has conducted thorough urban Design analysis of the site and its context, and if the planning proposal is approved Development Applications will be submitted in the future to create a sophisticated, intergenerational community.
